The older neighborhoods are full of nice ranches built starting in the 1950s, with colonials coming in through the 1970s. We also run into a lot of newer subdivisions with standalone (site) condos alongside traditional attached condos. If you're buying a standalone condo, read the master deed closely. In many associations the owner, not the HOA, is responsible for the roof, siding and foundation.
Basement moisture. This is the big one. Many of the moisture problems we see are self-induced: grading that slopes toward the house, and downspouts that drain right next to the foundation. The good news is that those are usually inexpensive fixes. That same runoff is also behind a lot of the cracked concrete driveways we see.
Signs of past waterproofing work. We often find that the basement has already had mitigation work done, and neither the seller nor the buyer knew about it. Many houses in this area were built without a sump pump because the water table is lower, so a sump pump in one of these homes tells us something. So does a moisture barrier installed around the inside of the foundation walls, feeding an interior drain system that runs to that sump. A casual observer would walk right past these indicators. Finding out the repairs have already been made is real added value for the buyer.
Sewer lines. In the more mature neighborhoods we find root problems in the sewer line outside the home. Inside, we see failing cast iron drain lines.
Older electrical panels. We still find fuse boxes, Pushmatic panels and Federal Pacific panels in older Clinton Township homes. When we do, we recommend an evaluation by a licensed electrician.
