In Kentucky, applicants are required, by law, to complete 64 hours of pre-licensing training. This training is completed through a course approved by the Kentucky Board of Home Inspectors (KBHI). State regulations mandate that 16 of these 64 hours are of practical, hands-on field experience.
Coursework covers core home systems, including structural components, electrical, plumbing, HVAC, and roofing, along with the Kentucky Standards of Practice.
In addition to your 64-hour course, you must conduct three unpaid home inspections. These are to be completed under the direct supervision of an active, licensed Kentucky-based home inspector. As part of this requirement, you must draft complete inspection reports for each property. You will then submit them along with a signed supervisor affidavit to the Board.
Once you complete your course and field hours, you must pass the National Home Inspector Examination (NHIE). This 200-question exam evaluates your technical knowledge and demonstrates your ability to practice as a professional home inspector.
Next, submit to state and federal background checks through the Kentucky State Police (KSP) and FBI. Fingerprinting is required for this step. And then there’s insurance. Secure a General Liability Insurance policy with at least $250,000 in coverage. You’ll need to list the KBHI as the certificate holder. Once all of these steps are finished, submit your completed application packet. Within this packet, you’ll need proof of a high school diploma or GED, test scores, and an insurance certificate. Please note that you will need to pay a $250 application fee to the Board.
