📢 Texas Practicum Requirement Update: Effective June 1, 2026, TREC requires applicants using the substitute experience and education path to complete all required qualifying coursework before starting the 40-hour Texas Practicum.
Texas offers a three-level TREC home inspector license, allowing you to choose the level that best suits your goals as you work toward your home inspector license in Texas.

To become a Professional Real Estate Inspector, you must complete 194 hours (154 classroom hours + 40 field hours) of Qualifying Education via an approved provider. This includes:
You must submit an application via TREC’s REALM Portal before you can schedule your exams. The professional application fee is $120. Pay the fee before uploading digital copies of your core education certificates directly to your portal profile. TREC must review and approve your application, which typically takes around two weeks.
To inspect homes in Texas, you’ll need to fulfill the state background check requirement. Schedule an appointment via IdentoGO to put your fingerprints on file with the Texas Department of Public Safety (DPS). Once TREC receives your background check results and approves your application, they will send you an eligibility letter with an ID number to schedule your exams.
Texas requires you to pass two proctored exams administered by Pearson VUE: the national exam (National Home Inspector Exam (NHIE)) and a state-specific exam.
In Texas, you’ll need a professional liability insurance policy (with a minimum limit of $100,000 per occurrence). Upload your completed TREC Certificate of Insurance form or Proof of Financial Responsibility form directly to your application using the REALM Portal.
